310 Townsend is getting close to completion. New residents could be moving in within the month. They have 1 beds starting at $495k and up. But they do not have parking for those units. The parking is being reserved for the larger, more expensive units.
I also stopped by 2 sales centers over the weekend. I am working with a buyer who is looking to invest somewhere in the mid 500′s for a 1 bed. Both sales agents seemed eager to meet my client and also instructed me to “bring offers”. So please make a note to yourself. If you are interested in purchasing a new home, be sure to negotiate the price, or have a qualified REALTOR negotiate for you. New Developments will advertise incentives such as low interest rates, free washer & dryer etc., but they will not ever advertise the fact that they are willing to negotiate. Remember it never hurts to ask and it’s free.
Oh, one other reason to bring a REALTOR with you, is to get a professional and objective opinion. Remember we get paid whether you buy in a new development or a resale. That sales agent working in the new development sales center is being paid by a marketing company, who is being paid by the developer. Where do you think they want you to buy? And do you think they are going to negotiate on your behalf? All I’m saying is that it does not cost you one penny to have you own professional representing you, so why on earth would you even consider buying on your own?
