88 Townsend is located on Townsend at Second Street in South Beach.  The brick facade and well-maintained common areas of this building all add to its appeal. 88 Townsend consists of 112 homes some facing the courtyard with private patios while a few others have decks. HOA dues are low and amenities consist of a rooftop deck with BBQ area.

200 Brannan located just east of Second Street is in an excellent South Beach location. 200 Brannan is a full service building with a concierge and 24 hour lobby attendant and small fitness center. The building consists of 240 loft style homes ranging in size from approximately 700 square feet for a one bedroom to 3,000 square feet for three bedrooms. 200 Brannan is one block from the waterfront, public transportation and close to eating and shopping establishments.

310 Townsend at fourth Street in South of Market was at one time a commercial building and is now a boutique style residential building with only 45 one and two bedroom homes. Brick and timber, arched windows and high ceilings all add to the wonderful character of this building. Caltrain, Muni, Walgreens, K&L Wines, Starbucks, Safeway, restaurants etc. are within one block. No amenities, low HOA dues.

Blu is a boutique style building on the corner of Second and Folsom Streets in Yerb Buena. It consists of only one hundred and fourteen homes (only six per floor). All of which are two bed/two bath, except for the Penthouses which are six – three bed/three and a half bath triplex units w/ rooftop solarium’s and terraces.Homes range in size from 950 to 1,250 square feet. Penthouses are 2,000 to 2,800 square feet. Amenities include a full-time doorman and BBQ area.There are six floor plans to choose from. The A plan which is one of my favorites faces north and has floor to ceiling windows – upper floors have city and water views. Homes at Blu are fully upgraded and include wood flooring, viking appliances, granite counters, marble bathroom vanities and frame less glass shower enclosures.

Radiance is located at 325 China Basin in Mission Bay which is just off Third Street and about a two-minute drive or ten minute walk to the ball park. It is a small community consisting of 99 homes. Floor plans tend be very large – one bedrooms start at around 900 square feet and two bedrooms start at around 1,500 square feet. Most homes have balconies and many have huge patios and unobstructed water views.  Homes at Radiance are fully upgraded including wood floors, cesarstone counters, stainless steel appliances, window coverings and extra storage. Amenities include a fitness center, community room w/full kitchen plus an 8,200 square foot roof deck with one of the best BBQ areas I’ve seen –  includes a fireplace and unobstructed water views.

SOMA Grand is located at Mission and 7th Street in South of Market and consists of  246 luxury condominiums with many floor plans and views.

The Brannan which is just east of Second Street in South Beach consists of three buildings. Tower one was built in 2000 and has 132 homes and tower two was built in 2001 & tower three was built in 2002, both have 102 homes.
